Understanding your options

What does a home loan broker help with?

A home loan broker helps you understand how lenders may assess your application, compare suitable loan options and prepare the information needed to apply. A useful comparison considers the interest rate, fees and features alongside your income, deposit, property and plans.

BGW Mortgage Brokers is based in Perth and works with buyers throughout Australia. You deal directly with Brion Weedman, so the person who learns your situation is the same person who explains the options, progresses the application and keeps you updated.

01

Borrowing position

Work through your income, commitments, deposit and likely purchase costs to build a realistic buying range.

02

Pre-approval

Prepare the right documents and pursue a suitable pre-approval option before you start making serious offers.

03

Loan comparison

Compare relevant rates, fees, features and lender policies against your situation.

04

Application to settlement

Keep the finance process moving with clear updates, document support and contact through to settlement.

Prepare before you make an offer

A useful finance conversation should answer the practical questions first: what may be affordable, how much cash you may need, what repayments could look like and whether there are conditions you should plan around.

Pre-approval can provide a clearer borrowing limit, but it is generally conditional. The lender will still need to accept the property, verify the final information and complete its assessment. Brion will explain what the approval does—and does not—mean before you rely on it.

  • First-home buyers and returning buyers
  • Upsizers, downsizers and interstate movers
  • Salaried and self-employed applicants
  • Owner-occupier purchases and eligible refinance-to-buy strategies

What lenders may want to see

Requirements vary, but most applications begin with identification, evidence of income, living expenses, current debts and the source of your deposit. Self-employed borrowers may also need business financials, tax returns or alternative income evidence, depending on the lender and loan.

Government support and state-based concessions can change. BGW’s official resource links help you check the current rules for your location.

  • Income and employment or business history
  • Savings, deposit and purchase-cost position
  • Credit cards, personal loans and other commitments
  • Property details and the signed contract when available

Buying your first home

Plan the deposit and the other costs.

Your deposit is only part of the money to prepare. Allow for any transfer duty, conveyancing, inspections, lender costs, moving expenses and a buffer after settlement.

Lenders mortgage insurance (LMI) protects the lender if a borrower defaults. It may apply to some loans with smaller deposits and can add to your costs. Ask whether it applies to the options being considered for you.

Start by reviewing your budget and deposit. Check any scheme eligibility, discuss pre-approval, then review the finance conditions before committing to a property.

Example conversation, not a client case study: “I have a deposit saved and a property in mind. What other costs should I allow for, what documents do you need, and what would conditional pre-approval cover?”

Frequently asked questions

Useful answers before you begin.

How early should I speak to a broker?

Ideally, before you begin making offers. An early review can help you understand your likely buying range, deposit needs and any issues that may take time to address.

Does pre-approval guarantee my loan?

No. Pre-approval is generally conditional and time-limited. Final approval depends on the lender verifying your information, accepting the property and completing its assessment.

Can you help first-home buyers nationally?

Yes. BGW is Perth based and helps eligible first-home buyers across Australia. Any government scheme or concession should be confirmed through the relevant official source and participating lender.

Can you help if I am self-employed?

Yes. Brion can explain the income evidence different lenders may consider and help you prepare a clearer application based on your circumstances.
