Your first-home preparation checklist
Plan your deposit, purchase costs and questions before applying for a home loan.
Start with a budget you can live with
Work through your income, normal spending and current commitments. Allow room for ownership costs and changes in circumstances, then discuss a borrowing range with Brion.
Separate the deposit from other buying costs
Set aside money for relevant duty, conveyancing, inspections, moving expenses and lender charges. Ask whether lenders mortgage insurance may apply. Keep a cash buffer for expenses after settlement.
Check support at the official source
Use the government links on the resources page to check current schemes and concessions. Confirm eligibility, participating lenders and property requirements before including assistance in your budget.
Prepare for the loan assessment
Brion will explain which identity, income, expense, debt and deposit documents are needed. Tell him about changes in employment, irregular income or existing commitments that may affect the application.
Understand conditional pre-approval
Ask what has been assessed, when it expires and which conditions remain. The property and final information still need to satisfy the lender. Discuss the contract and finance conditions with your legal adviser before committing.
